Down through the years there has always been discussion about which home remodeling plans will give you  the greatest bang for your buck,” return on investment", or simply put "ROI". Many factors come into play when we dissect our home remodeling plans, and factor into them the countless options and criteria. Whether it is a basement remodel, kitchen or bath remodel, bedroom remodel, there are a few pertinent factoids to consider.

Location...Location...Location
#1    Location is a primary issue in most cases For instance, will the fact that we live within a stones throw of the local nuclear waste facility have any affect on recouping the money spent on your small kitchen remodeling project? Will people be that interested in co-existing with the junk yard down your street or the railroad tracks in the back yard? However rash and over the top this may sound, location is a high priority in receiving the payout of your home remodeling project.

Optional Spending
#2    Are you spending way too lavishly on the appliances you are planning to equip your remodeled kitchen with? Is that 150" HDTV that is being installed in your newly remodeled basement, along with that top of the line stereo surround sound system, really such a bright idea? Will the marble that is going to adorn the walls of your beautiful bathroom remodel, suggest to your overwhelmed guests that they are under dressed for such a grandiose occasion, and that their garb should instead be that of a toga as they enter this roman pantheon? Cost of items implemented in your project should be carefully considered regarding the return on investment.

DIY or Contractor
#3   For those of you who can do a bit of the project yourself, you will notice a remarkable cost savings. Be advised however, that you could actually do more harm to the progression of this project if you are not qualified enough to handle the specifics. An example could be that you might be informed by an employee at the home improvement store that laying a laminate floor is rather easy. What you might not be aware of though is the number of power tools needed to complete this installation properly, and professionally. 
If you are choosing a contractor or handyman, always inquire about their license, insurance, and references. Get a few different quotes, but remember that the lowest estimate is not always the best value. Quality and professionalism plays a huge part.

Over Remodel?...Impossible!
#4   NOT! NOT! NOT! It is very possible to over do it with that home remodeling project that you plan on scheduling. With a neighborhood of 2 - 3 bedroom ramblers, you might want to consider talking with an area real estate agent about the ROI before building that 2nd story addition, or the construction of that 4 car garage in your back yard. Always do your homework and research the project before getting started. This simplified approach can save you time,money, and the headaches involved with all your remodeling projects.
